TBD CR 820 Silverton CO Real Estate

Very hard to find patented mining claim that already has a driveway cut into it and a building pad leveled out. Located just south of Chattanooga Curve which is that great big hairpin curve as you start to go up Red Mountain Pass. This 10.3 acre parcel is surrounded on all four sides by national forest, lays essentially parallel to Highway 550, but sits back off the road and up the hill a bit. There is some very nice timbered area and many people ski the shoot that comes down the mountain near the southern end of the property in the wintertime. This property was previously approved by San Juan County for a land-use development plan, but it appears to have expired. You can view that previous approval, along with the avalanche study, in the associated documents. Access would be off Forest Service Rd. 820 and I would again recommend looking at the maps in the associated documents. There are numerous ponds located below the property and there is electricity close by, but I'm not sure if you could tap into that for domestic type use. Colorado division of water resources says that you can obtain a household well permit and the soil looks like a septic wouldn't be much of an issue. This is a great 'home base for people really wanting to explore and spend a lot of time in the Silverton-Telluride-Ouray area. If you hike West and up the mountain there are several gorgeous lakes: Columbine Lake, Ice Lake, Island Lake and Fuller Lake. Great day trips. You could also throw some skins on your skis and go to the top of the mountain and ski down right through your own property. Going up Red Mountain Pass, you can turn left and head over to Telluride on Black Bear Pass (not for the faint of heart). Or shoot on over to Ouray and spend the day in the Hot Springs and then go over Imogene Pass into Telluride and enjoy the sights, scenes and dining in that location. And most importantly, there are tons of things to do in and around Silverton: Old Hundred mining tour, four-wheel driving the hundreds of miles of back roads, fishing in the numerous lakes and rivers and of course shopping and dining in Silverton itself. This property had previously been for sale for $250,000 but the owner wants to get it sold quickly so it has been priced accordingly. All minerals to be conveyed, however Seller to retain a 5% nonparticipating production royalty.
